The City of Austin is unveiling a new version of its land development code Friday, the latest in an eight-year and more than $10 million process.

A land code determines what can be built and where it can go. Austin hasn’t rewritten its entire code since 1984.

The City of Austin has released the much-awaited first draft of CodeNEXT, its new land development guidelines. It’s the first time in more than 30 years that these regulations have been updated.

The new code aims to address a host of issues, from offering flexibility in homes allowed in a planned neighborhood, to improving flood mitigation.

The last time the City of Austin overhauled its land development code, Prince was at the top of the charts, Ronald Reagan was president, and Apple had released the first Macintosh PC. It was 1984.

Nationally recognized city planners descended on Austin today with a bit of advice for the city as it begins to retool its land development code: Don’t screw it up. 

Planning experts from Raleigh, N.C; Madison, WI; Denver, CO; and Dallas briefed members of the Land Development Code Advisory Board in preparation for their first meeting on Tuesday, when they'll begin  to rewrite the code for the first time since 1984. They emphasized that the city needs to get the code right, or prepare for perpetual litigation and complications that come with a sloppy development code.

Austin is completely rewriting its building, zoning and land use codes for the first time in almost 30 years. The Land Development Code has remained virtually untouched for so long, in part, because of its length and complexity.

Jackie Goodman is so familiar with the Land Development Code that the acronym LDC just rolls off her tongue. During her 12 years on the Austin City Council and even more on the Planning Commission, the LDC was Goodman’s go-to document. So she can explain what’s in it.
